1. Company and Services:
  • What services does Site Forge offer? We like to think we offer EVERYTHING related to getting your dream home built under one roof. From Site Assessment, Site Acquisition, Design, Permitting, to General Contractor Project Management. We do hire out specialty services such as: surveying, geotechnical services, structural engineering, landscape design, interior design, etc.
     

  • Do You Offer Architectural Services only?
    Yes, if you don't decide to build with us because you are a builder or already have a build lined up we charge 10% of construction costs to design your challenging site home.
     

  • Do You Do Multifamily As Well?
    Yes, we even develop our own multifamily projects as well. However, we stick to smaller projects that fit into the "Missing Middle" typology. While these projects don't tend to be on challenging sites, they are vital to creating livable cities and hopefully will help break the amount of 5-over-2 apartment blocks popping up everywhere.

  • What makes Site Forge different from other design-build firms?
    We are an architectural-led design-build firm, unlike most other design-build firms that are contractor-led. What does this mean? Here's a brief summary:

  • What is Site Forge's experience with building on challenging sites?
    Dave Phillips has designed and built multiple homes on the Gig Harbor and Tacoma waterfront, in steep slopes, and wetland areas. Because these projects were under a different company we cant list them here and take the credit, but we can point you to where these projects are so you can look at them.
     

  • What is the typical budget range for Site Forge projects?
    We serve clients who know that building on a challenging site comes at premium and are ready to spend above $1M on the construction of their home (excluding land).
     

  • Does Site Forge offer financing options?
    Not yet. We will eventually when we have enough cashflow and our finances are predictable.

2. Project Process:
  • What are the steps involved in a typical project with Site Forge?
    We cover steps in great detail in our Yes, It's Possible and Your Experience sections  of our website. Here is a very brief summary:

  • How long does it typically take to complete a project?
    Because of the complexity of building on a challenging site, our timelines aren't as straightforward as building on a flat site. For the entire process, from design to project completion, a flat site would take between 10 and 12 months; whereas a hard-to-access site would bring this up to 2 years (or more) depending on the size of the house.
     

  • What level of involvement will I have in the design process?
    Our unique design and construction methodology means you will be involved in the design decisions for the entire project. And thanks to our use of VR, you'll be able to decide where walls and ceilings heights go in real time, which paint colors are to your taste, and how finishes will come together, all before they are built.  We also encourage to enlist the help of an interior designer to help make decisions that you will truly be you.
     

  • How will Site Forge manage communication and updates throughout the project?
    Coming from a real estate background, we know how crucial it is to have established update intervals. With scheduled weekly check-ins, site visits, and collaborative design sessions, we keep you fully informed and engaged every step of the way.
     

  • What type of warranty does Site Forge offer?
    We offer a 2:10 Warranty on our homes. See this document for more details.

3. Challenging Sites:

  • What types of challenging sites does Site Forge specialize in?

    • Wetlands

    • Steep Slopes

    • Waterfront

    • While this is a short list, we are aware of other site conditions that make construction challenging, such as: narrow lots, proximity to neighboring structures, soil types, contamination, remote locations, permitting & regulation restrictions, just to name a few. If you have  one of these sites, let us know what the challenge is and we'll determine if we are the right firm for you.
       

  • What are the unique considerations for building on a waterfront site?

    • Environmental:

      • Shoreline Management Act (SMA): The SMA governs development within 200 feet of the ordinary high water mark. This requires permits, adherence to specific setbacks, and minimizing environmental impact.

    Dave has been building and designing for over 40 years in the Puget Sound region and has experience with every construction challenge imaginable. While Christian doesn't have nearly as many years behind his belt, he does bring with him an Architectural License, technology skills, and new building technology that enable Site Forge to be to accomplish anything.   • Can I see photos of completed projects? 
    Yes, we will be adding photos to our Client Homes and Homes for Sale as they get completed. 
     

  • What are some of the awards and recognition Site Forge has received?
